If you’re getting ready to list your home, you’ve probably heard that a fresh coat of paint is one of the best things you can do before the sign goes up. In our experience, that’s mostly true, but not every room or wall needs it. Over 25+ years of painting homes around Chilliwack and Abbotsford, we’ve done plenty of pre-sale jobs, and here’s how I’d think about it if it were my house going on the market.
Why Paint Matters When You’re Selling
Buyers walk through a house and make up their minds fast. Scuffed walls, chipped trim, and a bold accent wall from 2012 all send the same message: there’s work to do here. Fresh, neutral paint does the opposite. It makes rooms look bigger and brighter, and it photographs well for the listing, which is where most buyers see your home first.
Paint is also one of the cheapest updates you can make compared to flooring, countertops, or a kitchen reno. You’re not trying to win a design award. You’re trying to remove reasons for a buyer to knock money off their offer.
What to Paint (and What to Skip)
You don’t have to paint every square foot. Here’s where we usually tell sellers to focus:
- Main living areas. Living room, kitchen walls, dining room, and the front entry get the most attention from buyers and in listing photos.
- Anything dark, bright, or very personal. Deep reds, navy bedrooms, and kids’ rooms with murals are worth covering with a soft, neutral colour.
- Trim and doors. Chipped baseboards and fingerprinted doors make a house look tired, even when the walls are fine.
- Stained or patched ceilings. A water stain on the ceiling makes buyers think about leaks right away. Fix it and repaint it so it doesn’t scare anyone off.
- Curb appeal. The front door, porch, and trim are often enough. A full exterior repaint makes sense only if the siding is peeling or badly faded.
What can you skip? Closets, a garage that’s already in decent shape, and rooms that were painted in the last few years in a neutral colour. A good wash and a touch-up is often enough there.
What Pre-Sale Painting Costs in Chilliwack and Abbotsford
These are the real ranges we work with on local jobs. For a deeper breakdown, see our guide on how much it costs to paint a house in Chilliwack.
- Interior walls: about $2 per square foot.
- Living room and bedroom with dark walls to cover: around $1,700.
- Main-floor walls: $4,000 to $5,000.
- Full interior package (walls, ceilings, doors and trim): $5 to $6 per square foot.
- Full exterior repaint: $10,000 to $25,000, depending on size, height and prep.
- Fence staining: about $1,200.
All prices are plus 5% GST. Every home is different, so the best way to know your number is a free in-home estimate.
For most sellers, painting the main floor and fixing trim lands in a range that’s small compared to the price of the home, and it can help the house sell faster and closer to asking.
Picking Colours That Help a House Sell
This isn’t the time to show off your personal taste. Soft whites, warm greys, and light greige tones work in almost every Fraser Valley home, from newer builds in Promontory to older houses in Chilliwack proper. They go with most flooring and let buyers picture their own furniture in the space.
Keep it consistent, too. Using one or two colours through the main living areas makes the house feel bigger and more connected. If you’re stuck, our post on choosing the right paint colour walks through how we help homeowners narrow it down.
We use Sherwin-Williams SuperPaint on most interior jobs. It covers well, touches up cleanly, and holds up to the wear of moving day and showings.
Timing Your Painting Before You List
Book your painter before you book your listing photos. Most pre-sale interior jobs take a few days to a week, depending on how many rooms and how much patching is needed. Our guide on how long it takes to paint a house interior gives you a realistic timeline.
If you’re thinking about the outside, weather matters here. Exterior paint needs dry days and the right temperatures, so read our notes on when to paint a house exterior in Chilliwack before you set a listing date for the fall or winter.
Leave a few days between the painting and the photos so everything is fully dry, the furniture is back in place, and the house smells fresh, not like paint.
Whether you’re selling in Chilliwack, Abbotsford, or anywhere in between, our Chilliwack painters can get the work done on your schedule. Every job is backed by our 3-year warranty, which is worth mentioning to buyers too.
FAQ: Painting Before You Sell
Is it worth painting a house before selling?
In most cases, yes. Fresh, neutral paint is one of the lowest-cost updates you can make, and it helps your home show and photograph better. Focus on the main living areas, trim, and any dark or very personal colours.
What colour should I paint my house before selling?
Soft whites, warm greys, and light greige are safe choices. They work with most flooring and let buyers picture their own style in the space.
How much does it cost to paint before listing a home in Chilliwack?
Interior walls run about $2 per square foot, and main-floor walls are typically $4,000 to $5,000. A full exterior is $10,000 to $25,000. All prices are plus 5% GST.
Should I paint the exterior or just the interior?
Start with the interior and the front entry. A full exterior repaint makes sense when the siding is peeling, faded, or obviously overdue. Otherwise, a fresh front door and trim can do a lot for curb appeal.
How far ahead should I book a painter before listing?
Give yourself at least two to three weeks before your listing photos. That leaves time for the estimate, the work itself, and a few days for the paint to cure before showings.
