If you’re planning to paint your home, the first question on your mind is probably “what’s this going to cost me?” It’s a fair question, and honestly there’s no single number that fits every house. The price depends on the size of your home, what we’re painting, the condition of the surfaces, and the products we use. But after years of quoting homes across Chilliwack, Sardis, and the Fraser Valley, I can give you a solid idea of what to expect — so you’re not going in blind.
Here’s a breakdown of what painting a house actually costs in our area, and what goes into the price.
What affects the price
A few things move the number up or down:
- Size of the home — more square footage means more paint and more labour.
- Interior vs. exterior — exteriors are usually a bigger job and need prep work for the weather.
- Condition of the surfaces — repairs, sanding, and patching add time.
- Number of coats and colors — dark colors over light often need extra coats.
- The paint itself — we use Sherwin-Williams SuperPaint because it holds up, but there are options at different price points.
- Access — high ceilings, hard-to-reach walls, or a tall exterior mean more setup.
Interior painting — typical pricing
For a standard apartment or smaller interior — walls and trim, two coats, paint included — you’re generally looking at around $2,200 to $2,400, and adding the ceiling usually brings it up by about $800.
As a rule of thumb, interior walls run about $2 per square foot. If you’re doing the full package — walls, ceilings, doors, and trim — most reputable companies charge $5 to $6 per square foot. The type of paint, the quality of the products, and even the time of year can push the price outside that range.
For a living room and bedroom with walls in a dark color that needs three or four coats, paint included, we’re typically around $1,700.
For a main floor of a home — walls only, two coats — it runs about $4,000 to $5,000.
Exterior painting — typical pricing
Exteriors vary a lot more because of size, height, and prep. A full exterior typically runs anywhere from $10,000 to $25,000, depending on what’s involved.
A fence — pressure wash plus two coats of a solid urethane stain — runs about $1,200.
Exterior work is also timing-sensitive. We can paint outside into the fall, but once nights start dropping below zero it’s not ideal. If you’re thinking about an exterior job, earlier in the season is better. (More on exterior painting and protection here.)
Cabinets and ceilings
Two jobs we quote often:
- Kitchen cabinet refinishing — typically $4,000 to $8,000, depending on the number of doors and drawers, with a pantry running $2,000 to $3,000 on top.
- Popcorn ceiling removal — scrape, smooth skim coat, prime, and two coats of paint. This runs about $5 to $10 per square foot, depending on whether the texture was previously painted. For a main floor around 1,050 sq ft, that works out to roughly $5,250 to $10,500. Add 5% GST on top.
These are the jobs where I really need to see the place to give you a firm number — cabinet door counts, ceiling height, and condition all change the price.

Taxes and deposits
We add 5% GST to every quote — you’ll see the subtotal, the GST, and the total broken out clearly. For bigger jobs, a deposit holds your date.
How to get an accurate quote
The ranges above give you a ballpark, but the only way to get a real number is to have us come take a look. We’ll measure, check the condition of the surfaces, talk through your color choices, and give you a written quote — no pressure.
A couple of tips that help: have a rough idea of your square footage, and if it’s a cabinet job, a count of doors and drawers saves us a trip. Photos help a lot too.
