If you own a house in Chilliwack that was built before the mid-’90s, there’s a good chance you’re looking up at a popcorn ceiling right now. It was cheap, it hid flaws, and it soaked up sound, so builders sprayed it on just about everything. These days most homeowners want it gone. It collects dust and cobwebs, it’s nearly impossible to patch, and it makes an otherwise updated room look dated. We remove a lot of popcorn ceilings around Chilliwack, Sardis, and Abbotsford, so here’s an honest look at what it costs, how the job actually works, and what to watch out for.

What popcorn ceiling removal costs in Chilliwack

For a full removal and smooth finish, we price popcorn ceilings at roughly $5 to $10 per square foot, plus 5% GST. That price includes removing or covering the texture, skim coating the whole ceiling smooth, priming, and two finish coats of paint. It isn’t just scraping.

To give you a real-world number, a typical main floor with about 1,050 square feet of ceiling works out to around $5,250 to $10,500 plus GST. Where you land in that range depends on a few things:

  • Has the texture been painted? Unpainted popcorn usually scrapes off easily once it’s misted with water. Painted popcorn won’t soften, so it often has to be skimmed over or ground down, and that takes more time and material.
  • Drywall condition underneath. Popcorn hides a lot. Once it’s off, we sometimes find tape seams, nail pops, or old water stains that need fixing before the skim coat.
  • Ceiling height. Standard 8-foot ceilings are the quickest. Vaulted ceilings and stairwells need scaffolding, and that adds labour.
  • How much is in the room. An empty house is faster than one where we have to cover and work around furniture.

I always give a range first and then confirm a firm price once I’ve seen the ceiling in person or from good photos. That’s the only fair way to price this work. Step one: test for asbestos

This is the part nobody likes to hear, but it matters. Many popcorn ceilings put up before the 1990s contain asbestos. In BC, homes built before 1990 should have a hazardous materials test before any renovation that disturbs the ceiling. A small sample goes to a certified lab, and results usually come back within a few days.

If the test comes back clean, we go ahead. If it comes back positive, the texture has to be dealt with by a licensed abatement contractor before any painter touches it. Please don’t skip this step or scrape a sample yourself to “see what happens.” It isn’t worth the risk to your family.

How the job actually works

Once the ceiling is cleared, a proper popcorn removal follows the same order every time:

  1. Protect everything. Floors get covered, walls get plastic, vents and light fixtures get sealed off. Popcorn removal is messy, and good containment is what keeps the mess out of the rest of your house.
  2. Remove or cover the texture. Unpainted texture gets misted and scraped. Painted texture gets knocked down and skimmed over.
  3. Skim coat the whole ceiling. This is where the smooth finish comes from. A thin coat of compound goes across the entire surface, not just the rough spots, so the ceiling reads as one flat plane.
  4. Sand it smooth. We use dust-extraction sanders hooked to a vacuum, which cuts the airborne dust way down compared to hand sanding.
  5. Prime and paint. A primer seals the new compound, then two finish coats. For most Chilliwack homes we use Sherwin-Williams paint, including SuperPaint where it suits the room, because it covers evenly and holds up.

Is it worth doing?

In most cases, yes. A smooth ceiling makes a room look brighter and bigger, it’s easier to clean, and it’s one of the upgrades buyers notice right away when you sell. It’s also a lot easier to repair down the road. You can patch and repaint a smooth ceiling, but a small popcorn repair almost never blends in.
